Garage and Golf Cart Garage Floors

Golf carts are a main way to get around The Villages, so many homes have a golf cart garage or an extended bay beside the main garage. Those floors see daily trips, tight turns and the occasional drip from a cart charging overnight.

A full-flake polyaspartic coating is one of the most popular choices for these floors. It seals the concrete against tire marks, oil and fertilizer stains, hides everyday dust and cures faster than standard epoxy, so the garage is back in use sooner. Coating the cart bay along with the main garage keeps the floors matching.

Florida heat is the other thing to plan for. Tires warmed up on the drive home can soften and lift thin garage floor paint, so we grind the concrete and use a professional-grade system that bonds into it.

See garage floor coatings for each system, our process and what affects the cost.

Lanais and Pool Decks

Screened lanais and pool decks get a lot of use in The Villages, and they take a beating from sun, heat and rain blowing in under the screen. A coating seals the concrete, adds color and makes the space easier to keep clean.

Around a pool or on a lanai that gets wet, slip resistance comes first. Flake, a grit additive in the topcoat, or both give the surface grip when it’s wet, and lighter colors stay noticeably cooler under bare feet than dark ones.

Older lanai slabs often have hairline cracks, stains or patches from past repairs. We fill and grind those first so they don’t telegraph through the coating, and badly worn slabs may need concrete resurfacing before anything else.

Outdoor floors need UV-stable systems so they don’t yellow or fade in the Florida sun. Read more about patio and lanai coatings and pool deck coatings.

Concrete Patios, Walkways and Pads

Sometimes the original slab isn’t enough. We pour concrete patios that add room for a table or grill, walkways along the side of the house, and level concrete pads for AC units, standby generators and pool equipment.

Before you add or enlarge a patio, walkway or pad, check your community’s requirements for exterior changes. Once you know what’s allowed, we’ll plan the work around it.

Central Florida’s sandy soil needs a well-compacted base, and summer heat makes concrete set fast, so prep and pour timing matter. If you’d like a coating on a new patio later, tell us before we pour so the surface is ready for it.

Based in Lady Lake, Minutes From The Villages

RDM Paving & Concrete is based in Lady Lake, which sits right next to The Villages. That keeps the drive to your home short, whether you’re near Spanish Springs, Lake Sumter Landing or Brownwood.

At the estimate, we’ll look at the slab, check it for moisture and cracks, and walk you through the options that fit how you use the space. You’ll get a price and a realistic timeline before anything is scheduled.

Being close by also makes it easy to stop in for an estimate and check on a slab before we recommend a system. We also serve Leesburg, Wildwood, Ocala and the rest of Central Florida, along with all of our epoxy floor coatings and concrete services. For an overview of everything we do, see our homepage.

Frequently Asked Questions

Which parts of The Villages do you serve?
We serve The Villages and the surrounding communities. Call us with your address, and we'll confirm we cover it.
How long will my garage be out of use?
It depends on the system and the condition of the slab. As a general guide, a polyaspartic garage floor is often installed in 1–2 days and ready for cars about 2–3 days later, while epoxy takes longer. We'll confirm the timing for your garage at the estimate.
Can you coat a golf cart garage?
Yes. A golf cart garage gets the same prep and coating as a main garage, and doing both in one project keeps the floors matching. Move the cart and charger out before the install, and we'll tell you when it's safe to park it again.
What slip-resistant options are there for a lanai?
Most outdoor coatings get their grip from flake, a grit additive in the topcoat, or both. More texture means more grip when the floor is wet. We'll show you the texture options before you choose.
How does scheduling work?
Call or send the form, and we'll set up a time to see your floor and give you a free estimate. Once you approve it, we'll schedule the work and tell you ahead of time how long the area will be out of use. If you're away for part of the year, tell us your dates and we'll plan around them.
